Solar Panel Guidelines
These guidelines are an addition to Section 5.9 of the Eagles Landing covenants
1. All
plans for solar panel installations must be pre approved by the Design Committee (DC) prior to installation.
Applications submitted to the
Design Committee should
include the following.
a. A diagram "drawn to scale" by the licensed contractor installing the system
showing where the system will be installed:
b. Photos of the roof area where the array will be mounted
c. Material to be used and/or manufacturer's description of the system, photos
and/or pictures of the system and color of the system.
d. Where possible, provide photos of similar existing systems as examples.

3. The
allowed location of solar panels is a rear-facing, roof-mounted array. Rear
facing is defined as the side of the roof opposite the street.
4.
Flush-mounted panels are required. (i.e. – the plane of the array is parallel to
the roof). In other words, the panels are mounted flat to the roof, not propped
up at any angle.
5. All
components of the solar system should be integrated into the design of the home.
The color of the solar system components should generally conform to the color
of the roof shingles to the extent practical, or match the color of the panel
face. Solar "shingles" that mimic the look of a composite shingle are acceptable
but should match the color of the current roof shingles as much as is practical
and available.
7.
Piping and electrical connections will be located directly under and/or within
the perimeter of the panels, when possible, and placed as inconspicuous as
possible when viewed from all angles.
8. Any devices already installed prior to the adopted date of this policy are
grandfathered-in; provided, however, that if the devices so grandfathered in are
later replaced by another or newer device, the new device will be fully subject
to compliance with this Rule.
In cases when an agreement between the homeowner and the DC cannot be reached,
refer to this quote from the Eagles Landing Covenants:
“The applicant may appeal an adverse Design Committee decision to the
Board
of the Association, which may reverse or modify such decision by a two-thirds
vote of those directors present and voting at a meeting at which a quorum is
present.”
